I hope you check out my reviews on other real estate investor gurus/educators too.  I try to get the skinny for ya before you waste hours of research on a 100 different review sites.

Lemme ask you a question before we jump into the review?

What’s got ya checking out real estate investors? Lemme guess. Your life. Your job. Your finances.

Do they all suck? You’re looking for a way to turn things around, make things better, attain financial freedom, be your own boss? All that sort of thing?

Or maybe your life doesn’t totally suck, but you are tired of the same-ole same-ole, you want something NEW..different, and, oh, yes, a little more cash would be very nice.

I get it. Totally. If any of the above scenarios is you, I can relate. Some of those described me, too, a while back.

And, possibly like you, I thought real estate investing was my ticket to utopia, nirvana, rainbows and unicorns, feel me, Fred? Well, not really. That’s an exaggeration. But I did think it would improve my life, and I’d get an edge financially.

I did jump into real estate investing with both feet. And then the economy crashed and the bottom fell out and I lost everything. Yep. Everything.

We’ll get to the Childers review in a sec. I promise. Hang with me for another minute here.

As I was crawling out of bankruptcy-land, I met a guy in good graces with the internet gods, and he introduced me to digital property management. I checked it out and saw that I could do that with less risk and just as much if not more profit potential than real estate investing. And that’s exactly what I’m doing now.

Don’t take my word for it. You can do more research in my recommended resources area and discover whether it might work for you or not.

OK, now for the Childers review I promised you.

John Childers Critique

Bio and Background

John Childers has been a real estate investor for over 40 years. In the last 25 years, he has focused more on wealth training that encompasses real estate investment training rather than strictly on real estate investment training.

Childers describes his early career as typical of the average American citizen, who works an unremarkable job and gets paid by the hour.

He quickly grew dissatisfied with his job and his income, realizing that he probably had a lot more potential doing something else.

At age 34 Childers set himself a goal to become a millionaire. He decided to do whatever it would take to reach that goal and settled on real estate as the vehicle to get him to his goal.

He experienced a lot of success as a real estate investor and people began to notice. They began to ask him for advice and information.  Responding to the demand, Childers taught classes and seminars. In 1985 he wrote a book called The Lazy Way to Buy Real Estate.

The wealth training that he has given for over 25 years focuses on real estate investing, public speaking, financial management, asset preservation, and other aspects of wealth building.

Now he offers two resources, one called Mastermind Online Success Club, and one called Wealth Training Childers.

More on those resources later.

Childers’ website is WealthTraining.Weebly.com

Is it an attractive website with a warm, friendly appearance. The tabs don’t have your run-of-the-mill titles like Resources, Store, Testimonials, etc. Instead, they have names like Code of Ethics, Results, Lessons, Issues, and Life Changes.

You have to open them to see what’s inside.

The Results tab is all about developing your own “mastermind” group.

Developing a mastermind group is described in five steps. The first step in creating a mastermind group is to have a definite purpose in mind for the group.

  • Then you pick members for the group based on what they will bring to achieve your purpose.

Childers is unapologetic when he says that members of the group should be chosen for their ability to help you get where you’re going. He cautioned against choosing people just because you know them and like them. This is not a good reason to have somebody in your economic mastermind alliance, he says.

  • The second step in creating a group is to figure out the benefits that members will get by being part of your group.

He encourages the benefits to be based on people’s basic motives. A basic motive is generally a desire for material wealth or profit. He says be willing to share your profit with the members of your group.

  • The third step in creating the mastermind group is to establish a definite place where the group is going to meet. You establish rapport and also create a safe setting where members can speak out with confidence. Childers encourages frequent and regular contact between members.
  • The fourth step is on the shoulders of the group leader (you) to make sure that all the members are working together harmoniously and with unity.
  • The fifth step in creating a mastermind group is to establish a strength for the group based on having a definite purpose, a positive plan, and a harmonious attitude among members.
  • The sixth step goes back to the purpose of the group. The size or magnitude of the purpose will determine the size of the group. The group with a large purpose will probably require more people than the group that has a small purpose. The sixth step is about creating the right size group for your purpose.

Childers’ website tab called Lessons is all about knowing where you’re going or making sure you have a purpose.

He talks about creating a definite plan for carrying out your desire and putting the plan into action. This begins with going to a quiet place and writing down exactly what you want to accomplish, repeating this morning and night, and having a written copy of your statement where you can see it always.

Childers is a strong believer that the subconscious mind can be a great and powerful moving force in helping you reach your goal.  I am def reading between the lines, but I am hearing some Napolean Hill influence in this offering. Words like: mastermind, definiteness of purpose, the other self and chief aim come to mind.

Mastermind Online Success club and Wealth Training

Childers has a couple of resources already mentioned above.

The Mastermind Online Success Club comes with a yearly membership price tag of $49.95.

The membership fee gives members the ability to have 24/7 online access to services offered by the membership, the ability to post questions for the membership to review and comment on, and a weekly online newsletter from the Napoleon Hill World Learning Center at Purdue University.

The membership also gives access to interviews arranged for club members and the opportunity to build friendships and international alliances with other individuals in the club. Proceeds from the membership go to the Napoleon Hill Foundation.

Childers’ main resource is his Wealth Training program. This is a weekly program that takes participants step-by-step through the process of becoming wealthy.

The Wealth Training program is a series of mentoring sessions that occurs weekly and is streamed to participants through the Internet.

The Wealth Building program contains material both on wealth-building topics in general and about real estate investing in particular.

Childers outlines some of the topics that are covered in the program, including:

  • How to build a perfect combination of cash generating activity and the wealth building vehicle
  • The single most powerful real estate principle that Childers says has made him cash since he was in his 20s
  • How to find multimillion dollar mansion foreclosures
  • How to find hidden, unadvertised sources of people you can outsource work tasks to
  • How to find investors to fund your projects
  • Advanced financing strategies
  • How to take a dumb ugly business and turned it real estate cash cow
  • Why some investing techniques from the 80s and 90s won’t work. And why other principles never change.

Childers uses an acronym to describe the areas that are covered in the program.

The acronym is Quick Cash From Profitable Skills.

Quick stands for Qualities of a successful person, Understanding, Income, Cash defined, and Knowledge.

Cash stands for Creativity, Access to cash, Salesmanship, and Habits.

From stands for Find, Fund and Farm opportunities; Replicating success; Offers; and Marketing.

Profitable stands for People skills, Ranking priorities, Objectives, Financial management, Investing, Time management, Attitude, Business building skills, Leverage, and Earning on eBay.

Skills stand for Speaking skills, Keeping the money, Internet, Life skills, Learning skills, and Selling.

Wealth Training Childers is supposedly normally priced at $495 as the initial fee followed by payments of $249 per month.

As you scroll further down the offer rhetoric, you get to the paragraph where the initial fee is waived completely except for $4.95 to cover shipping and handling, and the monthly fee is reduced $149.

Childers assures that there is no risk involved in signing up for this program. You can try for two weeks and if it’s not for you, you can contact the office and you won’t be charged anything else.

Million Dollar Speaker Training

For seven years Childers taught a program called Million-Dollar Speaker Training.

An article on PRWeb in 2012 describes this training program as a step-by-step proven system for how anyone can create a multimillion-dollar seminar business. Even if–get this–they have no speaking experience or topic of expertise or big budget market or much time. (Maybe you don’t need a pulse either.)

Childers taught this speaker training program for seven years. He retired from teaching it in 2010.

I found the Million Dollar Speaker Training program on a couple of websites and it apparently is still currently for sale. Softkey sells it for $75. The URL for the site is WWW.glukom.com/product/John–Childers–millions–dollar–speaker–training.

I also found the Million Dollar Speaker Training at WarezToday.com for $55.

John Childers no longer has an active presence on YouTube. However, seven years ago he posted tons of videos.

The YouTube videos are series videos. One series is called Making Money as a Speaker. There are over 110 separate videos in the series. Each video is between two and four minutes long.

Also on YouTube Childers has videos series called How to Get Rich on Real Estate Investment. There appear to be about 50 videos in this series.

So in terms of resources, Childers has YouTube videos that were posted seven years ago, the Million-dollar Speaker Training, and the Childers Wealth Training. He wrote a book in 1985 which is available on Amazon. He also has the Mastermind Online Success Club, described under the Life Changes tab on his website.

CONCLUSION

It looks like Childers is a legitimate educator who has been around for a long time, experienced success in real estate investing, and has also experienced success as a wealth educator.

I checked him out on consumer sites and gripe sites and couldn’t find anything either positive or negative. I could also not find any independent reviews.
